Hi Ben, Welcome to BP! Lots of good info here. In what area are you looking to invest?

Are you thinking on doing sub2? Or plan to refinance in the near future?

So the Seller Owes 100K to the bank so the property have ~40K equity but has been rejected by the bank for an equity loan. He is also behind in taxes thus the bank increased his monthly payment. At this point we are not sure what to do. We liked the idea of the sub2 because we could move in the house, fix it and then rent it. But now that seems difficult.
