Tenant as part of an LLC

I am in Georgia. I am interested in buying a condo for an investment. The rental limit has been reached. I was advised that I could put 1% of the condo under an LLC and put terms in the lease to make the tenant part owner of the LLC for the duration of the lease. This would then make for an Owner Occupied property under the terms of the Owner / Resident guidelines.

Any thoughts on this?
