Most banks will not work with you until your discharged BK is over four years old. You will have to rely on HML's, private $$ from family and friends. As others have recommended, you should just take the time to build up your credit and save money. Most HML's will only look at the deal and not your credit, but some do look at credit. But you pay higher rates and fees with HML's. Best of luck to you!

I know there are banks or HML's out there that will provide $$ for purchase and rehab costs based on a % of ARV. I am working with a national bank who does not fund rehab but will fund purchase price. They do not lend on ARV. Would I be able to go to another bank to get a HELOC based on the ARV to pay for rehab costs?
