Hi @Luke JeanLouis, it's been about 4 months since you've posted this, but I just ran into your post while looking for like-minded people in Tampa, FL. How is your house-hacking plan going? I am due to close on a duplex on August 2nd and my boyfriend is due to close on a duplex on August 30th. Mine is an investment property and his is a house-hacking deal financed with FHA loan. I found both of them on the MLS. Let me know if I can help in any way. I'm also looking for a partner/partners to do a flip with in the very near future. Hi Kumar, don't get discouraged! If the numbers are not working out for buy and hold, then just flip it. It sounds like a great flip. You can find another BRRRR deal, preferably with no HOA. Every property is unique and every deal has its own purpose. That's how I look at it.

Hi Kelvin! Welcome to BP! Hmmm... If you feel like you found the right property then you need to put in an offer right away before it's gone. Do you have financing figured out already? Welcome to BP! They have a great deal of resources here! I have been learning about all aspects of Real Estate Investing for a few months now and I just got my first rental property under contract. Christopher Smith That is exactly what I was thinking! But still, I can see how it would be problematic for the contractor to get paid if I took a huge loss on this flip. I guess he would have to take me to court.

John Anderson I know it is important that he gets paid. I just felt like he was checking if I know what I'm doing because of my inexperience. He didn't ask me for proof of funds however. He also asked me how I find my properties, now that I think about it...

Mitch VanDeveer It is very helpful to hear that this is the norm. I see a 30K difference in your example. But I understand that some of it would go towards holding costs and such and most investors want to make more than 10K on a flip. Thank you for your input!
