Hi Craig, I am an agent in the Tampa area. I am going to agree with Tom that you need to utilize other strategies to find deals. However, I wouldn't rule out the MLS. The best part about the MLS is that you don't have to do anything, but hopefully respond to my email quickly to put in an offer. On the MLS, good deals go under contract the same day and most agents don't have that type of urgency when they are working with regular home buyers. Let me know if you would like me to help you in the Tampa area. If you're looking to use an FHA loan to "househack", I have experience with that also. You would have to live in the property for a year and the property has to pass the FHA inspection before you can buy it. There's a duplex for sale in Ybor city right now that would be perfect for this. Good luck with everything!

Voted! I think only 3 people voted so far. I almost bought mine with a conventional loan, but they failed to deliver after 3 months of back and forth, and my deal was saved by a private lender!

Hi Austin, I can definitely help you in the Tampa area. I will set up a search for you so you can learn the market and compare prices. You are doing the right thing by starting your search early. Multi-family properties that qualify for FHA can be somewhat hard to come by, especially with cash-paying investors as your competition, but I have done it before and would love to help you.

Hi Isaac, feel free to contact me to see if we can help each other in any way. I'm getting discouraged with partnerships, where people do not match my level of ambition for real estate investing. And experienced investors are too busy working and don't want to partner, but are happy to buy my deals from me. I decided I am not going to wait on anybody, so I am just pushing through on my own and so far so good. However, if the right person comes along, it could speed things up quite a bit.

Hello Raine, sorry about your experience. I wish I could help, but I'm all the way on the other side of the U.S. It does sound to me like your agent and your lender could've done a better job to make sure the seller doesn't move onto the next buyer. It is all about communication and personal approach in this business because it is so competitive. Ideally, they should've all been aware of the 90 day rule, if they had any experience whatsoever. If you need another agent I can get you a referral, but I wouldn't be able to vouch for them personally because I don't personally know anyone in Nevada. It would be a company referral, but I could certainly ask them questions and verify their experience. There are ways to take some burden off of you financially and ask the seller to pay the closing costs and ask the lender for lender credit, which the agent  would have to request.  If you believe you don't have enough money to go through the inspections and appraisal again, you should try to find a lease option or a rent-to-own. Thank you @David Dachtera and @Brett Goldsmith! I am looking for more creative solutions. Let's say short sale is impossible indeed, which it might very well be. I wouldn't recommend anyone to do a short sale without hardship in the picture.  I know that the difference is too much for them to come up with, so no traditional sale. What else can they do?

I am a Real Estate Agent and Investor, so I am not just looking to short sale these people's house, so I can get the commission. That is what they said they wanted to do. But they don't have a good reason, in my opinion. They are not behind on their payments and don't have any hardship paying in the future. There's nothing wrong with the property - it is a beautiful 2006 built 5/3/3 with a pool, a spa,  and an outside kitchen - all the works! The only reason they want to move is they don't like their neighbors. They are upside down on their mortgage, but I don't now exactly by how much yet. Basically, a traditional sale would not work. Any ideas? Lease, lease option, owner finance? Pros and cons please. Thank you!
