Hello, 

I have been investing in SFR fix and flips, new construction and wholesaling and well as purchasing NPN's. I really want to get into multi family investing like apartment buildings but I don't know how to get started or what I am doing. Can anyone suggest a good resource(s) for learning this?

any and all assistance is greatly appreciated.

I want to thank everyone from the bottom of my heart for all your feedback and comments. Everyone's feedback and comments has helped me expand my thinking and approach this from some different angles. Because of everyones input the deal is still alive ad it is because of all of you. I can't thank you enough.

It doesn't sound to bad of a deal but just because he is a friend I think you should still try to negotiate down. I would request to keep the financing in place as planned. I would then ask him to drop the price to 475K and here is why. You are paying the back taxes not the seller. You need to get the other units rent ready and there are always unforeseen expenses. You are going to have marketing costs and probably need to change the name of the building as well as paint it and other landscaping to show a new Omer is taking over and make it more attractive to prospective renters. Plus I'm really conservative and I also believe you should pay based on what current rents  are and not hwat they cold be.

I feel if the seller truly wants that price the they should pay the back taxes, renovate the vacant apartments and get them rented. 

Just my 2cents worth. Either way I hope it goes well for you and you are happy with the outcome.

@Justin R. I really appreciate your comments. 

Like I said I am still  learning and your comments along with everyone else's have been most helpful. It just does not make any sense tonave someone sign a NDA and not provide the information requested. Then again I am learning and I also need to be flexible,while,protecting myself.
