Hi All, I don't know if this is a big problem on BP but I know of a LOT of cases where its happened in my FB groups. PLEASE beware of lenders with "gmail" addresses (mostly) saying they can get you 4-5% loans for your deals. THEY ARE SCAMS! I know someone who just lost $1600 this week to one!  PLEASE do your DUE DILIGENCE on ANY lender/investor asking you for money such as a "contract fee" or "processing fee" BEFORE you folk over your hard earned cash!  They will even say there is no "upfront fee" but if they get you approved, there is a "fill in the blank" fee.  Ask for references. I had one who sent me his website and it had a fake street address! Check everything out!  I just hate to see people continuing to lose their money like this!

If you don''t put in specific criteria for your area, you will potentially get thousands of names from ListSource.  You have to choose specifics (sfr's, duplexes, tri-plexes, # of beds/baths, also absentee owners vs owner-occupied) properties.  Also you can get as many or as few as you like at a time.  I usually only get 500-1000 at a time.  This keeps costs down.

Hi Alancha,

I agree with Jonathan, you definitely want to get educated first on at least one strategy, be it BRRRR, flipping, wholesaling, etc., before jumping in! I know for a newbie, all the information out here on real estate investing can be overwhelming which is why I emphasize picking one strategy that you're interested in and learning as much as you can before taking the leap. It will save you lots of time, energy and MONEY down the line. Also, make use of the platform and reach out to individual investors who are doing what you want to do with your questions. Most of the people I've dealt with on here are pretty good about getting back with you and answering questions including me! Good luck with everything!

I am a rehabber in Northeast Louisiana and I just completed renovating a home I'd like to set up as a Veteran's Sober Living Home. It is a service much needed in my area so getting residents won't be an issue. Looking for investor(s) who enjoy having a positive impact on communities by helping to provide a service like this. Why keep throwing good money after these bad CI programs!  And now they're getting ready to launch a 5th one!  How about getting the 1st four right that you've already charged for!?  Hey, I've got an idea. How about working out all the kinks in any of your programs before taking people's money!  I can't believe people are continuing to throw money at CI. I've been using Propstream and so far, at least the data's been up-to- date and accurate.  I'm not saying any of them are perfect, but if the data is outdated, then the whole program's a waste!  CI, if you can't compete, get out of the game!!!

It’s a beautiful 4 bedroom/3bath home that sits on a lake in a quiet neighborhood. Finding good “affordable” buy and hold deals is getting harder and harder, but this is an area that is still wide open and one home can yield as much profit as a multi-family apartment building. I have just completed rehab on the home which sits on a lake in a quiet neighborhood and would be an ideal setting for a senior assisted living home. My plan is to start with this one and add two more over the next year and a half.
