@Account ClosedBeen trying that route as well.  Just haven't found anyone yet but thanks for the advice.

I've been trying to get a fix and flip loan where I can get the rehab portion upfront along with the purchase but all I've been able to find is the kind where the rehab is reimbursed after repairs.  This is just my 3rd flip and I don't have a lot of capital reserves, so I'm trying to find out if there are loans that include both the purchase and rehab upfront or at least part of the rehab?

I'm an experienced rehabber and I have a house under contract in West Monroe La that I'd like to fix and flip. The house is 2800+ sq ft, 3 bd/3ba home that sits on a lake. It is in a good neighborhood but has sustained a lot of damage from poor upkeep. I already have bids and a BPO done with comps ready to send. Here are numbers:

Purchase Price: $70,000

Rehab: $80,000

ARV: $225,000

Profit potential: $70,000-75,000
