Hi, I'm an investor/flipper/wholesaler and I've recently put a large tract of land under contract near a college town that I'd like to sell.  This is my first vacant property so I'm looking for ways to get in front of the right buyers.  The property is commercially zoned so I'm looking for developers interested in building businesses or apts near college towns.  Has anyone used Landwatch.com, Loopnet or any of those type of sites to sell property?  And if so, what was your experience?

Hi Brandon, I know this is an old post but I'd be curious to know what you did to sell your 1st deal.  I'm dealing with a similar situation right now.  I have a piece of rural land under contract in Louisiana and I want to flip it.   Hope you were successful finding another deal and hope to hear from you!

29.93 acres of undeveloped commercial land located in rapidly expanding Ruston, LA right off busy Interstate 20 where new on ramp is being built.  This land offers incredible potential for investors and developers because it is sandwiched in-between two university campuses [Louisiana Tech (1 mi. East) and Grambling State (2 mi. West)]. Because of the recent influx of students at each school, housing can't go up quick enough!  This area is Ideal for apartments, but also for a retail strip mall or medical plaza. Land can also be divided and sold off as separate lots. Timber is included and can be sold to offset development costs. Includes 265’ of road frontage visibility from I-20 with two access points on Tarbutton Rd and Hwy 150.  I-20 ramp should be completed by end of 2018.  Being sold for $38,000 an acre.  Developed commercial properties here are going for $200,000-$500,000 an acre.  Now is the time to grab this desirous property before values triple getting closer to completion of ramp.

Post: Looking for Private Money or Out-of-State Investors

So here's the deal... I have been wholesaling houses in the North Louisiana area for 3 years now and have done quite a few deals. As you may know, this entails finding distressed houses, putting them under contract, and flipping those contracts at discount to investors looking for fix and flips or rental properties. However, I often come across houses that may have good `bones' but need more repairs than my investors are willing to put in. These houses are usually extremely cheat and I've been looking for a contractor willing to put in the labor as sweat equity that would allow me to purchase the houses, fix them up and then, flip them to my investors at a higher price point. I just recently found that contractor. NOW, we are looking for private money to make the purchases and buy the supplies to which we are willing to pay 15%-18% ROI. This is ideal for those looking to get their feet wet with out-of-state investing but don't want to go all in with purchasing properties themselves just yet. Let me know if interested. Call/text: 318-228-1720 or email me at [email protected]. Lena

Check out this 3bd/1ba fixer upper in Monroe, LA.  If you're looking to invest out of state, this is a great bang for your bucks. Has good bones just needs a little TLC. Will make great rental and/or flip once rehabbed.  Repairs needed include wall replacement in bedrooms, kitchen remodel and bathroom remodel.  Also, interior and exterior paint.  Other repairs are cosmetic.  Rents for $500-$550 / mo.  I'm willing to handle everything for out-of-state investors from hiring crew to renting the property once they're done. If interested, give me a call, text or email me. Let's do this!  Only CASH BUYERS!  NO WHOLESALERS PLEASE!!! 318/228-1720 / [email protected].
