Its still great as always. Indy is a good area too I hear. And since you have buy and hold exp, you should have the ability to add value to your end buyers. Simply use your usual analysis and dd skills.

Never heard of the lot book report either.

If the title company is trying to confuse you, you may want to find a different one. They usually just do whatever they normally need to do when I give one a contract and deposit. I have never even been offered a choice of what type of search they would do.

Every experienced wholesaler I know does this.

The most successful one I know created a group and they all market for the same price, and use the same numbers across all of their advertising. That way they don't step on each others toes.

Matt, you can totally wholesale some of the deals on the MLS that are private sellers using the flat fee system.

The reason is that the broker they paid a flat fee to is not representing them in the transaction.

I should know. We have put properties on the flat fee MLS. And if you had an end buyer (thats solid) we would give you an assignable contract and cheer you on as you (we) get paid!

We aren't stupid though. We wouldn't give you that contract unless you had an end buyer in place. Otherwise you would get a non assignable contract, and you have to POF and escrow.

My guess is that you could bump into informed investors when negotiating with these types of sellers. But its a numbers game. Enjoy!

Is it an exclusive option or non exclusive? Personally I would rather have an assignable contract than a non exclusive option.

I think the credit rating thing is just the beginning. I would worry more about the dollar losing its world reserve currency status. When that happens we will have to fix our trade deficit,which would be a long and painful process. Imagine if we had to produce more than we consume? Hard to imagine I know.

The people that I have known who lived through the first Great Depression all say we are nothing like they were back then, and they don't know how modern day people would do it. Back then people knew how to live off the land, preserve food, and get by with very little. Today most of us only know how to make money or get a pay check, and go to a grocery store.

Me and some friends are hoping to buy 10 acres of riverfront, and stocking up on seeds and farm equipment now. Who knows if we can be ready in time, but we have to try. One thing is certain, city living will only be nice while the fiat currency holds up. Because once the food stamps stop, or people cant get a pay check, they will find another way to feed their family.

I guess that's what i do. Sort of. Im in Clearwater and we buy and sell and wholesale all the way across the state from here to Daytona. We always have someone walk through for pics and rehab estimate. That's the biggest thing, having "boots on the ground".

I'm not Sure its at all like a guru would teach. Since we have a team set up to orchestrate it, and we actually have cash to close when (and if) needed.

You could Get a buyers agent to send you email updates. Once they set it upbuou get daily emails. Use the Mls number and realtor.com to contact the listing agent directly if you want.
