Owner wants to sell using QCD's:How to Wholesale?

I have a great property package that has been presented to me but the owner will only sell the properties using QCD's because there are back taxes on them. I offered to pay the taxes at closing but he is set frim on using QCD's. In my Wholesaling career Ive always steered far way from QCD's because of stories I heard. This is a great property package I dont want to loose..

Please help?

Never use a QCD when buying, use a Special Warranty Deed and have the seller exclude those issues he does not to warrant. He may not even own the property, or be the only owner, lots of pit falls to breaking the chain of title. If that's all he will do and you can't inform him, move on! Good luck
