Lets try this a different way...
Earlier I ask this question and got ZIP answers so let’s try it this way….When I need to order a title search
and I have a choice, between ordering a Preliminary Title Search and a Lot Book Search, which is the best choice?

I do not use those terms, but I can tell ya. Depends on what you are doing with the property. If you are flipping the contract, you may want to just do a 1 owner limited lein search.
If you are buying it and gonna close, I would get the big mamma with title insurance and all!
With that said, I rarely do a limited search, I just take the sellers word, and make my offer subject to clear title. Hope that helps. :mrgreen:
