Option to Purchase vs. Assignment Contract for Wholesaling

I have come across a 2 family home that needs major repair. I am not sure if I can get a buyer so to be safe I am going to have the owner sign an Option to Purchase agreement vs. an Assignment Contract b/c I do not have a buyer yet. Do you think this is a safe bet or should I have them sign the Assignment Contract?

Also, I saw some Option to Purchase Contracts that mentioned that the Owner of the Property must maintain proper insurance on the property while it is under the Option Agreement. What is your take on that?

Keep in mind that an option contract is between you and the seller. The assignment contract is between you and the end buyer.

With the assignment, you're assigning the option over. It has nothing to do with the sellers option contract.
