Venmo is great when you want the payments to be on time. You can request the money which will send a notification to them. Also, it gets rid of the hand to hand transactions.

@Jim Goebel Bummer. The market is starting to pick up so it should be alright.  Thanks for letting me know! Maybe @Scott Trench might have some tips.

Hey BP Family,

I am currently going through the BARRR Method on a house that I have purchased. I understand Scott Trench was already advertising his house before he even closes, but when a possible tenant is asking for pictures, walk through, etc. What do you do in this situation? Tell him that it will be ready when we finally sign?

I absolutely agree with you. How has your journey so far?

Do we have any networking events in the near future in Virginia? I noticed that some seem to be selling a guru course and for some odd reason that does not interest me.

@Joe Splitrock I am in a boat where I enjoy my job, but I am getting kinda tired of it. The reason I wanted to ask the BP community is to understand the motivation behind people and leaving their job and pursuing RE. I just read the Entrepreneur Mind set and I can say that I want to just quit and start on my own, but I know at this moment I shouldn't because of the paycheck. EVEN though the books and reading Crushing It by Gary Vaynerchuk is all about creating my own brand and owning my own life.

I can say that this year is the year though that I purchase a property though. Thank you for your input and I know you're probably building a huge empire that will last for a life time and more.

@Brandon Turner  has been utilizing Rentometer.com as a possible source. He shows it in his webinars so hopefully that might help.

Hi BP Community,

I've been looking for a place to house hack in and what I have narrowed it down to is 5 bed room house, 2+ bath and price range under $400,000. I'm starting to think that my criteria is the hot thing here in Woodbridge, VA and I should move to either something larger or change the # of beds to 4. Whats your thoughts?

It seems like the houses are being placed under contract within 10 days of being on market. How do I fight this market that doesn't even give the houses a chance to be looked at?

Thank you, I was just curious on how and why people left. I enjoy my job at the moment, but I can see its not sustainable for what I want to do in life.
