Post: Welcome gift for a new Tenant?

Very nice thoughts you have. I've been debating about what to give when I had a new tenant moved in. I wanted them to feel welcomed but not like a special guest but more like to establish a good relationship. I left some basic supplies: toilet papers, paper towels, hand soap, refreshments. I also put in a brand new door mat and a brand new shower curtain. I try to think of something handy to keep the house clean and neat.

My soon to be tenants asked if she can have the key the evening before the move in date for her moving convenience. Should I accommodate her? The rental is ready for move in.
Thank you for sharing your thoughts. I feel uncomfortable dealing with a group of young men who can't sign the lease for themselves or prove their credit. The church can pay the rent but can't control all activities in the house.
Please share your opinion. I got an application. They are 6 single guys would like to rent my 4/3 SFR. 3 of them are college students and serving at a local church part time. 3 other guys also work for the church but full time. The church will be responsible for the rent and communication to be directed to a church elder, who will sign the lease but will not live in. My agent said they need the church elder to co-sign because some of them are lack of credit history. I immediately felt not so good about their application but would like to ask you: Has anyone experienced a similar situation? Would you take them or reject? Thank you so much.
Replacing a gardener is easier than replacing a tenant so I will try to please her this time. She will be happy if I am listening to her and at least working on the problem. I did not promise I will pay more for gardening. The current gardener will have to do even a better job to keep his business on my other rental. I can always hire him back anytime so I am not losing him. I will take all of your advice in dealing with tenant complains in the future and be firm if the complains are unreasonable. She can complain on many things but can't complain on my "customer service".
Sue Kelly the 1st year was fine, no complaint. Recently she started to complain the gardener keep shutting off the valve of the water main line to the house every time he cut the grass. My gardener said he did not touch it. Then she said the neighbor complained the gardener is doing a lousy job. I stopped by to see and the grass looks fine. I met the neighbor and he talked bad but nonsense about the gardener which I don't care to listen. I told her to forget about the neighbor but to send me pictures of the spots that she is not happy with, she said ok but never did. Then she said the gardener cut down her rose bush and broke one of the lawn light which I have not verified yet. She asked me to find new gardener. I'm tired going back and forth between them so I asked her to get some estimates from gardeners working nearby and I will consider. My other tenant on other rental for 5 years have never had a problem with the lawn or with this gardener. What do you think?
How should I handle the situation when the tenant is not happy with the gardener I hire? The tenant has lived in the rental just over a year but I have hired this gardener for a longer time and he is also working on my other rental. I've never had a problem with him or heard the other tenant complaining him. Please share your ideas. Thank you all.
I have the interior walls of my rental painted almost 5 years ago when my tenant first moved in. Today an agent I hired came to preview and recommended me to repaint the walls before we find new tenant. I was not there so could not tell how bad it looks but wonder if it is considered normal wear and tear. How often should we repaint the interior walls for a rental? My house was painted at around the same time but may only need some touch up. Please share your opinions. Thank you all.
Thank you for your advise. She is good tenant of 5 years and not section 8. The property is not rent controlled. I would let her stay one more month but can I ask her a favor to cooperate with me to show the house to prospective new tenants? She is my first tenant. Should I show the house now or wait until the house is vacant?
