@Steve Morris awesome! Wish you were in my team. My tenant has been good. I hope this is just because the pandemic suspended all the fun out there so home parties come into play.

I’m having this tenant that I would want to keep. I self manage. He’s been always paying rent on time and very reasonable to deal with. The lease is going on the 3rd year without any issue until today. My real estate agent called me as a neighbor right behind reached out to her and complained the tenant was having loud parties and such activities that I don’t want to believe. I want to verify the information but don’t know how to approach it with other nearby neighbors. I feel like they would discourage me from leasing the property as they are homeowners. The fist two years I did home inspection and drove by regularly and did not detect any issue. Since the pandemic I postponed my due diligence so I can’t be so sure anymore if the tenant still behaves himself. I can send out just a general reminder of house rules to the tenant but it won’t be very effective if it’s not direct to the point. I also don’t want him to know the neighbor’s complaint until I have verified it. What should I do to keep everyone happy? Thank you for any suggestions and ideas.

Check out proposition 60. You might be able to transfer the current property tax base to your new home.

I had lucks (almost stress free) with young professionals, families with or without kids. Only two times I rented to new divorcees (single mom/ dad with custody of teenage children). I chose them not only because they had stable incomes but also they wanted to stay in the same school district for the kids. They both gave me headaches but what I hated the most that they lied.

@Patrick Fraire I would recommend her to join this group and listen up. At the end, it will be her choice.
Thank you for all your concerns and suggestions. It wasn’t a certified mail with signature receipt, it’s a priority mail with tracking to a P.O. box that she provided me. According to the mail clerk at the final Post Office, they received the mail, scanned it and dropped it in the correct mail box that only the owner has access. She did not tell me she filed a claim but asked the Post Office where it was last seen to track it down but there’s nothing much they can do but look around if it has been left behind by mistake. It bothered me when she insisted who cashed the check even though I did not say it has been cashed. She may have lost it but lied or set me up for a claim. I will make her to declare to authority she has nothing to do with the lost check then I will do my part. I hate people who lies and is not accountable. I’m glad she moved out.
