Added a hot tub to my beach STR, and I think 80% of my January and February bookings are from the hot tub. Game changing amenity for off-season.

People's Republic of Asheville is more concerned with STR regulations than people living in boxes on the streets.

I have a “semi” oceanfront home. The lot is one row back from the true oceanfronts but is triangular shaped between two oceanfront lots and has a private beach access boardwalk straight from the house. It was not priced like first row homes but rents like one.

I tend to agree with all of you about tactics on limiting fees, but what I was asking is how those fee features actually work on Airbnb. I believe I figured out that they are tacked onto nightly rate so you can essentially do a flat +$10 on your nightly rate if you want.

I was playing around with the fee options in the pricing panel (on desktop) and am curious how fees like the “management fee” impact the guest user experience.

From what I can see if you choose flat rate management fee it will simply add that amount to the nightly rate on every night. Is there anywhere where guest would see this as a fee as opposed to simply +$X on the nightly rate?

That’s a good point, JD.

“Guest favorites” actually seems like a good move. Rewarding the highest-rated properties with an SEO boost and more bookings is good for everyone.
