Revisiting the Smokies summer activity. My June bounced back from lower rate April and May, and July will likely beat last year. Curious if others are having this experience.

Just did a search and saw that the Carls went dark on Sep 25th, 2023. Weird…

My honeymoon cabin in the Smokies is a great investment, but I didn’t buy at an overhyped price and plan to hold it unless a forest fire or rockslide says otherwise.

My January and February looked rough at times but ended up about the same as last year with a lot of last minute bookings. March was awesome and slightly exceeded last year - I likely underpriced the spring break weeks this year. April has been down about 20%. It looks like May into summer has a chance to get back to last year’s numbers but with more last minute bookings and a lot of price tweaking.

My OBX property is outperforming my cabin in the Smokies.

It totally depends on what "1 STR" is. Is is a 1 BR cabin or 8 BR oceanfront house with a pool?

That makes a lot of sense, Collin, and is in line with what I was thinking. Fortunately I did not buy this cabin at peak price so it should remain a solid investment, but it is helpful data for how to look at potential purchases moving forward.

For my Gatlinburg / Pigeon Forge cabin - January and February ultimately had similar numbers as last year, but at times it looked bleak. A lot of bookings were last minute (several same-day arrival). Now my spring is also feeling slim compared to last year, but I’m trying to stay the course and be prepared for last minute bookings to fill the calendar. I recall some Dollywood opening-induced weekday activity that hasn’t hit yet for me.

Have others had a similar experience? 

Sidenote my Outer Banks rental is crushing which has caused me to shift my focus a bit from cabin to beach for the next investment, based on current market prices.
