Hello, my friend bought a really nice 4BR lakefront home on Lake Hartwell (Georgia / South Carolina border). Due to his life schedule it’s probably going to be vacant for the next 6 months, so I told him I’d ask around if someone wants to get some furniture and arbitrage it.  Ah I see.  Yeah twins are rough for adults to sleep on.  Either go all in on a true kids area, or diversify for the potential to fit more adults into your space.

Would y’all do a bunk bed or a full in a small kids’ room? Two other bedrooms have a king and queen, and there’s a queen pull-out couch in the living room. Thanks!

Even though "it depends" is obviously the most accurate answer, I believe that the 15% rule of thumb is the best heuristic to use to scan STR deals.

At home I use pull down screens but  at my cabins I make the screens, but they are permanent not pull down.  I don't do the pull downs because I think they are going to end being replaced due to guests messing them up.  Kids hanging on them, etc..  Not sure if this is an option for you but if it is you can DM me and I provide you with more info on that.

Projectors are like cars to some degree.  Everyone likes their own brands.  And really the right projector depends on the space it is in.  There are a number of factors that go in to that.  How much ambient lighting during the day? How big of a screen?  How far the projector will be?  You will want a sound system such as a sound bar or something as the audio out of the projector will not be enough.  1080p good enough for you or do you want 4k?  4k changes things, like types of cabling, distance of cables, sound system to run through, etc..

Each projector has different throws.  So you kind of have to factor in all that stuff.  I have always used Epson projectors and have been very happy with their performance, longevity, and they support their warranty.  


 Hey I really appreciate this detailed response, Ken! It does need to be pull-down because of constraints of the space and needing to have it come over a window. I could instead do it on the inner wall but would sacrifice seating space, and the listing pic vibe would not look nearly as sweet. I will DM you for details, thanks!

Post: Best Beach Vacation Rental Market in 2023?

It sounds like you want to buy a vacation home more than a vacation rental investment. I think you should either go all-in on crunching those investment numbers to find a market that works best or figure out where you want to vacation and then be happy if it mostly pays for itself in rent. Going 50/50 on it in the analysis is hard to do.

I’d use Rob B at Movement for conventional and TN State Bank for anything outside the box.
