Hi, I live in southwest FL which is very popular in the winter and fall. We get a lot of snow birds that come for the season. Any advice on how to approach buying rental properties in a seasonal area? Anyone with experience in my area would be great to hear from.

@Will Barnard I guess it also goes back to the market and what it is offering as a "good deal". Thank you for the pro and cons. 

What form of investment capital would you recommend I research further before considering using equity?

Will Barnard As an experienced entrepreneur (novice REI) I agree. An investment for profit makes you an investor. Whether everyone likes it or not. I wonder do you recommend a novice invest in lower cost properties to start? Perhaps a condo or a smaller home? I know profit is profit no matter the size but I am just thinking it may help with the comfort level of a beginner with likely limited funds. How do you feel about using home equity on a first investment?

Keith Boley I heard in last weeks podcast that it is best to take many pics of the property periodically as you rehab it. What do you think about that?

Some great advise from all of you. Thank you so much. I am looking in to REI club meetings already. I will be looking into wholesaling as well. Perhaps that is a better way to start and build up some capital. I may be selling my current business so I may have some capital to leverage. But I like the idea of other people's money. I feel if I can focus on this business full time then I can accomplish more. It has been a passion for awhile now and I am finally ready to act on it.

Robert Langley thank you so much for referring the podcasts. I certainly will listen to them. I am a bit hesitant to use my home equity because that is our families home. I would hate to make a mistake and have my wife and child suffer because of it. Any recommendations on good funding options for a beginner?
