@Jay Hinrichs in a case like this all property owners need to look for new PMs? what happens to the monies being held for security deposit; rents etc?

 I have been working with Kaydem as well and they do a very good job. When I speak to their representatives and they explain the process they go through to clean up your credit it is alot of work for the average person. Well worth the money in my opinion even though I am still in the middle of that process.

Would this strategy work with traditional financing on turn key properties?

Thank you @Rush Wall for that example of a 2b/1bth successful investing. It certainly appears to be an outside the box strategy. Maybe that’s what is bringing the success.

I wonder if there is someone on BP that focuses on 2br that can give a different perspective.

Thank you so far for the feedback. I am leaning toward 3br properties because I want less turnover and I feel it gives me a better chance for long term tenants. I know the 1 bath is tough but hey I grew up in a 3/1 and never thought twice about it. But times have changed. 

Anyone have long term success with 2/1 homes or buy exclusively 2/1 or 3br?

I am looking at deals tonight and see tons of 2B/1B SFH properties that provide a solid return and I felt 3B/1B properties may be more attractive to a long term tenant. Does anyone have any insight on which they prefer? Do you experience more turnover in one or the other in your area?
