I was curious about setting up a phone meeting them to find out more about this service. 

Yes they are selling bad neighborhood properties but if all the homes are being renovated in the neighborhood perhaps that will bring better more qualified tenants. 

I think customer service is a huge weak point for them from what I read. 

Sometimes just acknowledging a customers email and letting them know you need a little time to answer their question can make a world of difference and calm them down. 

Has the property been rented Ian?

Mike Dymski yes I agree. It can be another filter. We all want long standing tenants. Responsible tenants. If we educate them on having renters insurance for $10-$20 monthly and they balk at that it's likely a red flag. Especially if you offer to include it as part of the rent but they only need to apply for it. If they had claims in the past how does that affect the monthly rate for insurance? Does it go up to maybe $50 a month?

@Jason Bott I like hearing this policy helps keep landlord insurance premiums lower. That is what I was thinking

@Richard Warner what course of action do you/would you take if the insurance policy is not renewed?

Hi, Does anyone here require their tenants to have renters insurance? From Ads I have heard it can be very low for a renter to have. Perhaps instead of requiring it give a little education to the tenant about the benefits, affordable rates and recommend it?

Hi, I have been starting to gauge the rental market in my area (southwest florida). I have been checking rents on Craig's list to get an idea and have asked a local realtor as well to get his opinion. Can anyone provide other tips on how to get a grasp on rental prices in my area? Thanks
