We have a 14-page management contract that we've added our real experiences to over the years, with the intent of protecting both us AND the landlord. Beyond the Monthly Management, Placement & Maintenance fees, all other fees in our contract are IF EVENT -> THEN fees.

We don’t know any PMCs to recommend in the area mentioned, but since selecting the wrong PMC is usually more harmful than selecting a bad tenant, you might want to read our series about “How to Screen a PMC Better than a Tenant”:

P.S. If you just hire the cheapest or first PMC you speak with and it turns into a bad experience, please don’t assume ALL PMC’s are bad and start trashing PMC’s in general. Take ownership of your mistake and learn to do the proper due diligence recommended above😊

I am currently with Autumn Property Mgmt but I am not happy with their services or communication.  Am looking to change to companies.  A company that is responsive, experienced with a good reputation. 

***Please share your recommendations based on your experience with the company and also please mention any companies you think I should stay away from.

I'm assuming this is for an LTR, not seasonal or STR, correct? If so, I would highly recommend Royal Palm Property Management

You're right.  Tenants can sometimes have that misconception about landlords.  I grew up in the Bronx with not much and I always thought the same.  If someone is a landlord they must be rich lol.  Truth is most of us saved for years to get started and are not much different if at all than our tenants.  After my experience I would rather get a realtor in my area of interest that understands the real estate investment market.  Then if some level of rehab is needed at least I didn't pay top dollar for the property.

these are valuable threads for those looking to buy rentals no matter where they are at or who is selling them or who is brokering them.
these are basic items that you detail that need to be followed  same if your buying a home to  live in. 

Absolutely.  Trying to take short cuts can be very costly.

Thank you.  We think we are making a safe move by going with a turn key and paying top dollar to minimize risk but thats not the case in many cases.  I think it's important to share these experiences.  I have learned so much from bigger pockets. Hopefully this saves someone the headaches I dealt with.

Yeah I stay away from turn key these days.  If I need to rehab the property anyway then I rather not pay top of the market.  I thought I was preventing that but I was wrong.
