The value of a 2B/1B vs 3B/1B

I am looking at deals tonight and see tons of 2B/1B SFH properties that provide a solid return and I felt 3B/1B properties may be more attractive to a long term tenant. Does anyone have any insight on which they prefer? Do you experience more turnover in one or the other in your area?

You'll get more families (kids) with the 3/1.

With a 2/1 you will either get 2 roommates, or a young couple.

The pros and cons are basically turnover vs wear and tear.
