Anyone own single family rentals in 53222? I still can't get an accurate read on rental prices. I think rentometer is getting skewed by multi-families, zillow is spotty, and there isn't much to rent on craigslist in the area. Help?

Mount Mary (A/B), Cooper Park (B) Golden Valley (B+), Kopps Park (B), and Nash Park (B-?). I've seen $85-$105k for 3 bedrooms with rents of $1,200 online in Nash Park. Anyone have rentals in these areas? Are there better neighborhoods to look into? Any B-Class neighborhoods with $70k purchase price and $1,200 in rent?

I'm continuing to educate myself on the Milwaukee rental market. I've got a good handle on Tosa, West Allis, Eastside, and Bayview. There are a ton of areas in northwest Milwaukee, which I know nothing about. What are some B-Class neighborhoods to look into?

Hi All,

I'm originally from KCMO and have been looking at buying a turnkey rental property for the past several months. My knowledge on KC is limited to Waldo, Brookside, Westport, Rivermarket, Downtown. I've heard that Raytown, South KC, and Independence are good areas to invest, but haven't heard any specific details/information on these areas. For example, what part of Independence is good? Should I stay east of blank street? I'm looking for that level of information to make any decisions moving forward. The houses are typically $60k-$70k with rents of $750-$900. Does anyone have experience with these types of properties? Anyone have the specific information I'm looking for? Thanks!

The image is a basement that I would feel comfortable with. Price ranges I've seen with ugly basements have been $60k-$70k. Too low of a price I'm guessing. Perhaps $90k-$100k would be better.

Thanks for the info. Do tenants that pay higher rents ($1,200+) stay long or are they simply looking for a place for a year or two before they buy a house? It seems with the higher rent prices you'd get better tenants but possibly ones who are looking to buy in the near future.

I'm viewing a property in Brown Deer and am highly considering purchasing it. Hoping to get some feedback on this deal.

  • Purchase price - $85,000
  • 3 Bed, 1 Bath
  • Rent = $1,300/m (rentometer average)
  • Cash flow calculations after insurance, taxes, 10% vacancy, 10% repairs, 10% property management = $255/m
  • Repairs needed - GFCI install needed, peeling paint on exterior, chimney tuck point

This will be my primary residence with an option to convert into a rental at a later date.

I'm looking to buy my primary residence in the Mount Mary area. I was just curious if anyone owned rental properties there (single families)? It seems like rent prices in Milwaukee are all over the place. Rentometer, craigslist, and zillow haven't been consistent. It only shows what people are asking for, not what is getting rented. It also gets skewed with apartments, duplexes, and single families. I can't get an accurate read. What are you getting for rent? Thanks!
