Hi All,

I've been looking at turnkey properties for several months now. The strategy simply works best for my situation. Overall I am finding properties that will work for me however, it seems all of the basements that I see from turnkeys do not look pretty. I notice hot water heaters up on bricks, which means the basement leaks. I also see very ugly walls, ceilings, etc. It makes me concerned that there will be major issues. For those who have bought turnkeys how big a factor was this for you? Have you had any basement issues? The picture shows what I'm looking for, but so far I have found much worse... I'm looking for 3 properties that are quality. That's it. I want quality not quantity!

I'm looking at purchasing my primary residence in Brown Deer with plans to convert it into a rental at a later date. Can anyone provide feedback on the following? 

  • Crime
  • Schools
  • Desirable location?
  • Renter demand/price ranges

Many need repairs as well. Does anyone have information on repair cost for:

  • Needs GFCI
  • Chimney tuck point
  • Peeling paint on home exterior.

Hello BP friends,

I'm looking for a realtor in Milwaukee that works with investors.

- Timeline: Within three months (may need to wait for spring shopping sprees to die down)

- Seeking rental property

- Single family home

- Interested in areas surround Tosa (ex: Cooper Park) or West Allis (B-class properties)

- Price Range: $50k-$75k

- Open to minor rehabs

It'd be great if I can find a realtor who could provide knowledge on the areas I'm looking at. Any recommendations?

This is a good idea. The only problem is Milwaukee properties cost more (higher price, plus some rehab needed) and have shootings in the area... Is having two or three shootings in the area normal, or am I being paranoid? The areas in KC are not the greatest, but there are no shootings.

Thank you all for the comments. Still not a clear decision for me yet. Maybe I can get more specific in comparing the areas of each city and get some feedback? I wish this was a clear answer...

Price Range: $50-$65k

Rehab: Only minor cosmetic work...

Milwaukee:

Thurston Woods

McGovern Park

West Allis 

Kansas City

Grandview 

Raytown

Independence

I have found some properties that will cash flow $250-$300/m in the Northwest corner of West Allis and a few in West Milwaukee. Would anyone be willing to give their thoughts on these areas? I would like something in a C+ / B area... There could be some possibilities in South Milwaukee or Oak Creek?
