Northwest Milwaukee B-Class Neighborhoods?

I'm continuing to educate myself on the Milwaukee rental market. I've got a good handle on Tosa, West Allis, Eastside, and Bayview. There are a ton of areas in northwest Milwaukee, which I know nothing about. What are some B-Class neighborhoods to look into?

Mount Mary (A/B), Cooper Park (B) Golden Valley (B+), Kopps Park (B), and Nash Park (B-?). I've seen $85-$105k for 3 bedrooms with rents of $1,200 online in Nash Park. Anyone have rentals in these areas? Are there better neighborhoods to look into? Any B-Class neighborhoods with $70k purchase price and $1,200 in rent?
