@Brandon Battle great advice! I am looking to be more creative with getting leads then spending hundreds on dollars on marketing right now.

I am just starting out and I have been seriously grinding everyday and long hours. I have not been using the direct mail campaign. I have been driving for dollars with NODs. I have a lot of warms leads that I am looking to convert to deals. Just wanted someone's opinion. Is direct mail worth it? I have talked to more than 10 homeowners and they said, "Thank you for taking the time out to come see me and not sending one of those ridiculous letters." What do you think BP?

@Julia Dugger you are understanding this correctly. I've been talking to mentors and they told me the same thing @Jay Hinrichs off market properties are the best for this niche.

Correct, owner occupied, which I have no intentions on doing. I will contact the agent tomorrow and see what is really going on. Thanks @Joe King Jr

I am motivated and I am all in. I have been doing significant work and I think I found a deal. It is a wholesale from Riverside County. The asking price is $192,5K and I have a comp that is around $434K. For the investor, I can already say that it will be a sqft addition project. My question is... This is a REO and the listing agent is with HomePath and a Fannie Mae property. The thing that confuses me is all the supplemental steps to make an offer. On listing it says that the only way to submit a offer is to be a first time home buyer, complete a HomePath Ready Education Program (which qualifies you for 3% off closing), and fill out a Real Estate Purchase Addendum. Has anyone every experienced buying this way or is this not a deal to go for? I am already prepared to make a ROI and ARV analysis with a contractor and walk the property, make sure the financials make sense, and submit an offer to (1) the seller and (2) presentation to the buyer. Let me know what you think.

@Tim G. I went to the meet up this morning. Had a great time and great information presented. Alex is doing a wonderful job with this current project and I can't wait to see what it looks like in a few months. Valuable information and networking that can't be paid for. I am on the edge of something big! I feel it! Looking forward to next month and meeting new people. I was able to build a great list of contacts today and possibly a great mentor who is experienced in the real estate industry. Thank you BiggerPockets for making this possible.

@Dave Meyer great data! I thought I was alone when it comes to data and correlation. You are speaking my language. @Karen Margrave You are exactly right as well. The quality of post are important as well. I am really liking BiggerPockets forum and can't wait to see what it can lead to. This is only my second day here and I have been reading all morning. Another thing I can add to Dave Meyer's relationship building is that relationships are built when someone initiates contact. So to simplify this matter even further....Want to build a bigger network? Initiate a conversation with some thought and people will respond.
