Usually the phone company once the tenant calls installs what they need.

Right now is has not affected my rental income. I guess ive been lucky.

I have had all of my tenants pay the rent besides one. They say they will pay on tomorrow (Friday April 10th, 2020). I had one person pay most of the rent (they were short $310). She says she will pay towards the end of April because thats when she was told her stimulus check would be in her account. Not sure. I had one tenant go ahead and pay 4 months ahead. The other one paid me on the 7th of April.

I came across a youtube post and tried to find out info on Angelo Christian. He says he can handle No doc loans. I tried to look around for infor about him and his company but all the websites and videos seem to be made by him or his company. There are reviews but they are on his websites and I just don't trust them. They could be made up by him and his affiliates. I was trying to see if any one knows something about him and his company. He says he can approve investment homes and primary home loans.

You should take their security deposit or ask them to repair the damage. I would have done a walk through a week or two before they more out to let them know what needs to be fixed and to give them enough time to fix them. Even if you are going to fix the holes yourself I would still price it as if you had to hire someone. As far as keys, I wouldn't deduct anything because I would change the locks anyway. You never know if they passed a key out or if they will come back to do more damage or whatever.  Also are the holes picture holes? I usually try to suggest to my new tenants that there is a way to hang pictures without putting any holes on the walls and with out the tape pulling off the paint.

Greeting Bigger pocket investors. I was cleaning out a rental of mine and the tenant , of course left a lot of their things in and out of the home. So I had to clean everything out. On my way to the landfill I came across a building that looked like it had just been painted and has a new roof on it. The gas pump's have been removed and the store is being used for a clothing/thrift store and a towing center. 

  There is a small for sale sign on the window. I asked around for a couple days since I passed the place multiple times while cleaning out the home. I was told the family that owned the place were really old and some had died. Years ago the store was a booming place. Now there are a lot more homes in the area but still kid of in a country setting but not too far from two main roads, and right next to a intersect. There are a few new homes that have been built in the area less than 2-3 blocks away. The place will need a total gut. I was wondering if anyone here has ever had any experience fixing up a store, running and operating a store/employees, buying merchandise , or renting the store out , etc?

Greetings

     I'm making this thread because I have a tenant that has moved out of the home and put everything on the street their-self but she doesn't want to give me the keys until the 15th. The home is empty and the lights and water are off. Can I go in and clean the home and show it or do i need to do a eviction process since she doesn't want to give me the keys right away ? Because if she is out of the home can I just change the locks. She hasn't paid for the past two months. I was trying to give her enough time to pay or move.

@Stephanie Sicard Good morning. It's up to you and how much research you have done in the area and have done dealing with both types of investment properties. Also have in mind the cost of fixing the properties up. As far as applicance's breaking there are ones you can get that are smaller than normal size for cheaper, or used ones that are in great condition. I do like cheaper deals because you can break even sooner and make more profit most of the time.

@Hayley Young Stay picking up those free magazines that are in the front of gas stations, Drugs stores...etc. Also stay searching on-line, Stay watching youtube, bigger pockets, realtor, zumper, hotpads, zillow, trulia, auction.com, hudsonandmarshall.com, point 2 homes.com

  Also try to go to court house bids, google maps to search the area and truly see how it has changed for the good or bad. Google lets you switch years on their sit. So when your driving for dollars write down addresses and then put them into google. Use all free options. There are more but just stay up on the market that's all you can do. 

Well also go to banks and talk to their loans specialist and see what their requirements are if you want to get a loan on a home.

you should be able to find someone/bank out there. Check with smaller banks. Also there is Goldman Sachs and others out there. I'm not sure how high your debt to income is but you could create a LLC and place your parents, kids if they are old enough in the LLC with you and pay a few dollars to a lawyer and have them place your primary home in your LLC if your lender allows for a assumable loan.

  Selling your rental may not help too much. Selling your primary home may help a lot more and down size.
