How to take advantage of downtown when real estate investing

CORRECTION ON HEADING! **DOWNTIME**

Hello all! My husband and I are new investors and just received our first months rent for our property. We plan to purchase more properties (flips and rentals) in the future. He deploys overseas for 8 months this year, which means I will be working full time and caring for our children. Since we will not have the time to actively pursue real estate investments  during this period, what are tips on staying engaged in the market and ready to roll once he returns home?
