Not a bad time to get started at all. Selling deals is harder, but competition is down and finding deals is easier. Also better than waiting for it to heat up and jumping in with the masses. Going direct to seller is definitely the best bet. Would recommend SMS as the highest ROI marketing channel, really cheap and scalable. Hey Tom, never had that high of a percentage of DNC/Litigators. Could be like said above, where a certain area or neighborhood came together and put their numbers on the DNC, but that seems unlikely. Feel free to run it through our skip tracing algo to see if you get similar results. We aggregate from two different data pulls (one being the generic credit tier pull that Batch uses), so it is at worst the same as Batch, usually an extra +5-10% accuracy though. We are at 14 and 15 cents per record depending on amount, so a good bit cheaper than Batch as well. Would love to have you as a customer long-term. Shoot me a PM

For optimal risk/reward, if you have an income on the side already, I would look at house hacking. Even if it is not as nice of a house as you would want to personally live in, you only have to live there a year, and it is a safe way to jumpstart your investing and gain some confidence. Connecting with an agent would be best for that. For investment property, I would hook up with either a turnkey provider (there are usually a decent amount of those in midwest markets like yours with good rental yields) or get on some trusted wholesalers' lists. Hey Jeff, I have an in-house guy that does the LLC's for me. His team has to dig through public records to find the LLC's owner name and then skip traces the list that comes from the names. Feel free to reach out and I'll shoot you his contact - accuracy is slightly diminished from his normal data (response rates around 21% for text instead of usual 30%ish), I'm guessing this is because often times the owners are busier than everyday people or less willing to sell if its an investment property in their company.

Tried TLO and found it more of a hassle than it was worth-especially given the high price. The last few months I've been using an in-house guy that I hired to pull lists and skip trace for me and its been a gamechanger. I can give you his contact if you want it. Skips run me 12c per record and the list pulling is 2.5 cents (Which I feel is a little pricey but I can really narrow down my filters so I still use it). Quality is great and response rates have gone up.
