Hey Ray, welcome to the journey! It's cool that you and your fiancé are diving into RE investing together. A strong support system makes a huge difference. Since you're just starting, I'd check out Launch Control for outbound SMS. It's the cheapest marketing channel with the highest ROI, and it's great for just starting out because of how many conversations you get to have and how many deals you get to analyze right off the bat. Propstream skip tracing is pretty bad, which is unfortunate considering I really like the rest of their product suite, and think it is a must-have software for wholesaling. As mentioned before in this chain, door knocking is an option, but it's not one that I was ever willling to do at any scale. Text and Cold call are going to be your cheapest options and probably the most helpful to start with. Because they have low conversion rates, you are going to get into a ton of conversations and deal flows to give you experience. Once you feel like you are a top-notch closer, or have hired someone who is, then jumping into the expensive but more scalable marketing channels- such as PPC - becomes a good option. 

Until then, I would recommend NOT using propstream for skip tracing. Holler at me if you want me to share my skip tracing contact that I've used the past three years. He is great. 

Secondly, either individually dial / text the records you have skip traced, or get going on an outbound software like Calltools for calls, or Launch Control for text. I use launch and am an affiliate partner there, so can get you some cool perks if you sign up through me. Hope this helps and reach out if you want to talk more!

This is not exactly what you have planned, but if I were in your shoes, I would convert a retirement account (IRA / 401K) to be self directed and become a private/relationship lender. This is more active and real estate investor-like than just parking money in a syndication. Let's say you have 100k in an account, revolving this 100k 2-3 times a year to flippers should result in some outsized returns with lower risk and time burden than investing. Right now for our flips we are paying pretty close to 10% flat per deal with average timeline of 4 months. The interest is Annual based but when paying points up front and fees, these lenders are making 10%ish per deal we do. Revolve that three times in a year and you are looking at 40% annual returns. As a high income earner that can afford to continue to stack and scale, not to mention tax benefits and income sheilding of whatever retirement account you are using, this seems like the option I would want to grow.

I'm grandfathered in to the lower pricing of the past (was originally like $850 for their top plan, and I had 36k a month plan) - and they allowed me to add an additional market (which adds additional 36k a month) for a discounted rate. They are very good about working with pricing once you have been with them for a while, which is another reason I really like them. Talking with them now about the enterprise plan, and it seems promising price wise. Even at $1,500 a month, that is really really cheap considering 50k messages should bring 1-3 deals a month. @Ahmed Habib happy to connect to talk more if you'd like!

Volume play is the easiest path. Sniping the ultra-motivated lists is an option, but very saturated and likely you will have large gaps in your pipeline and dealflow. Find a scalable marketing channel while continuing trying to pick off the forclosure and other motivated lists.
