Skip tracing leads real estate

Hello bigger pockets family. I currently have about a thousand homes that may have motivated sellers but am having trouble getting in contact with them. I use the free website fast people search, and a paid for program instantcheckmate.com.

I get phone numbers but many of them are old and out of service. For every lead I have to sift through about 6 different numbers and it ends up being a guessing game and waste a lot of time. Instant check is good because it gives a lot of information on the person and their family but the most important thing for me is the phone number.

What are the best skiptracing programs out there for accurate up to date phone numbers???

@David Messam Let me correct one thing, I see this alot. You have a bunch of addresses and you are hoping the owners are motivated. You cant really call them motivated until youve actually spoken with them. Please be prepared for many of them to either not be interested in selling or to want a retail price. As for skiptracing, having a skiptracer that can provide accurate data is essential. You get what you pay for so if you are using free searches or bargain basement skiptracers the results you get will reflect that. I use batch skiptracing and skiptracers I find on fiverr that have high ratings. Do not send all 1,000 of your leads to anyone that you havent vetted. Send 50-100 to 2 or 3 skiptracers. Compare the results and call the numbers and whomever provided the most accurate data at the most reasonable price is your winner.
