Hey man, go talk to my best friend from High School -- Grant Holley. He goes to Bama now, and he helps me run my wholesaling and rental property investing business. Don't be afraid to start young - I started it 4 months ago when I was still 19 ... full time student and SEC football player. You can do it!

 I am just breaking into the market myself, but right now I am playing it safe and focusing mainly on houses near the NASA center and other large job suppliers because those always sell and rent well. I wouldn't be opposed to investing in some of the "rougher" neighborhoods though, because in 10 years those will likely be the hottest spots.

You are correct! Huntsville is about to BOOM within the next 5-10 years. 

Will, do you have any properties in Huntsville or near it that you are looking to wholesale? 

I am hitting Tuscaloosa hard right now, the rental market there is really inticing. Most everything hits even the 2% rule, and vacancies are very low with multiple colleges in the city.

Elba, Alabama. I wouldn't suggest ever going there... floods every 20 years and crime rate is insane

@Ruchir Kaul Most houses under 75k in Hville are usually in some rough neighborhoods. Possibly a real fixer upper could snag that price. Shoot me a PM with your email and phone number so I can add you to my list of Huntsville buyers if I get anything that fits what you’re looking for!

@Will Clark Yes, a smart person would’ve realized the situation, cleaned up the house, and thrown it on the market for dirt cheap hoping to at least get a few thousand dollars out of it quickly. But most people in those situations don’t think like that. Many are not educated, they don’t trust banks. Like I said, sub 2s are a last resort. But in my case, I sure would’ve preferred it instead of homelessness.

Also, if someone in my dads case surprises you, you must be unaware of the amount of people in pre-foreclosure across the nation.

@James Wise the house was not anywhere near condition to sell, and the foreclosure date was only a month away. No chance an old house in need of renovations was going to sell and be financed within a month, especially in 2009 in a town the size of 2,000.

@Ben Feder I’m not an expert on the market man, I’ve never been through a downturn. From listening to my older investors and realtors i work with, it seems that this is close to the top. However, markets are generally region-specific and national. So, if you’re investing in a good area with high job growth and growing economy, a downturn may not affect you as much as others.

@Robert Perez Alabama has a pretty strong rental market with cheap houses. I’ve recently expanded my wholesaling business there in addition to Nashville (which does not have 100k houses). Tuscaloosa and Birmingham cash flow well, and Huntsville is appreciating with new jobs and the expansion of the NASA hub there.

@Doug Peters going off the wall a little here- Robert Cialdini’s “Influence” ... somewhat of a dry read, but it’s a classic. A lot like “How to Win friends” by Carnegie, but with a little more psychology built in.
