You can definitely continue to self manage if your biggest issues are maintenance and collection rent.

Most self managers use tools like cozy to keep their properties together and maintain a rent roll

There are also maintenance services like Latchel that can help you self manage those operations easily with smaller monthly fees than a property manager.

Hi Sheree, I can't say too much for Cozy, except that they are a great tool for landlords to use but as far as maintenance tickets it helps you account for them, not manage them. My company actually helps manage work orders for landlords and property managers, I'd love to tell you more if you're interested.

Hi Guys,

I'm curious as to how some of you manage your maintenance when you're overseas or even just don't live where your properties are located.

I know the obvious choice is to hire a property manager but I know some of you self-manage and want to get some ideas! 

Even better yet, if you do remotely manage properties, what tools do you currently use and what do you WISH you had to self-manage that doesn't currently exist?!

Our company provides a 24/7 emergency dispatching center for landlords. This means that you no longer need to worry about emergency dispatching when you're out of the country, going on vacation, or just looking for a good nights sleep so you can work your 9-5 without the worry of property damage to your homes.

Latchel will identify the issue and find out if property damage or habitability issues are present. Once we've correctly identified an emergency we dispatch a vendor to the property and follow up within 2 hours to make sure they made it to the property and were able to contain the issue. Vendors are instructed to do the minimum amount needed to prevent property damage. I.E: board up a broken window, not replace one.

What is an emergency?

  • Leaks that could cause property damage
  • No functioning toilets in the unit
  • No heat in cold weather (under 45F; 55F if young children, elderly, or sick people are present)
  • No AC in hot weather (over 95F; 85F if young children, elderly, or sick people are present)
  • Security and safety issues (broken windows, open doors)
  • Electrical outages (not caused by power company) or loss of power to medical equipment

Pricing? We cover 1-25 units at a price of only $30, then it's only $1 for every unit after that!
