Also Ocean Hill received its name in 1890 because it was hilly. In the early 1900's it was an Italian neighborhood.

 Yes like lefferts gardens was named after a dutch family the lefferts who where farmers and owned all of that part of brooklyn...But to us natives born within the last 100yrs it was just plain old flatbush and crown heights...And Weeksville i pass the area almost everyday lol that park on the corner was an underground rail road stop...WOW BROOKLYN the greatest country in the world lol ....

I agree here. Weeksville, East Flatbush, Ocean Hill, and East New York. Some areas of East Flatbush do not have good train access but the properties are still affordable.

 You know what's funny a lot of the areas you mentioned are the "new" names like weeksville never heard of it, ocean hill was just plain old Brownsville and now Im seeing E.N.Y with a new name just don't remember lol

I'm a Brooklyn born raised and still live here native ...I've seen the change and appreciate the appreciation I get from the change of what is now NEW BROOKLYN.... 

In my opinion leffers garden is already done for the average person unless your money is long..

The next areas will be 

deeper into crown heights 

Ocean hill 

East new York 

That's depending on what type of investment you want. East new York just got some new zoning laws ...plus the migration of people coming started from lower eastside, to Williamsburg, to Bushwick, now entering ocean hill, and finally EAST NEW YORK 

Now it won't happen for another 10yrs but it will happen right now prices are lower then the above mentioned areas..

E.N.Y has 

a huge park

Trains A,C,L,J (Broadway junction ) also 2,3,4 new lots 

Schools and

empty commercial buildings for lofts ect. 

Fulton ave strip has a bunch of stores which I can see turning into bars and cafe in the future 

As far as areas that probably won't change much to me has to be Canarsie due to the fact that it's the farthest part of BK to Manhattan and from most parts you have to catch a bus to the train which is the L line so it will stay steady as a family area ...there are still deals here but the appreciation won't be like the above mentioned area's  

Deep into south Brownsville due to the city housing and train accessibility 

Also south E.N.Y same reasons as above

Just finished reading the book. Great book a wealth of information..

When I went to the website to download the forms that the book offers in the back I couldn't...Was it a limited time only???

Ok guys here's an up date...The apartment wasn't ready but I still let them see it...I don't know if the eviction is on both or just on her I got the text from her number and she said on her personal record...But now she told my mother at church that the rooms might be to small and not enough closets so I may have just lucked up...

If she does get back to me before I finish the apartment and start showing I will do more research on the issue and keep you guys posted...

WOW both of you Jeff Rabinowitz and Ed W. make great points and make it hard on me to make a decision ...

Jeff your right a landlord should have to go to court to get you out of his apartment and they know how the system works

and Ed you are right it's been over 7-8 yrs and they told me without me doing the search

I will do more research if they still want it...As of right now I just texted them and said (they seem like nice people but unfortunately eviction's are a big issue if they want they can still fill out the application and explain the evictions and eviction filings and maybe we can work something out.)

Hi BP..Here is my current situation my mother told a member of her church that I had an apartment for rent next to the church. The married couple came to the house which is being renovated and they like the unit. The wife doesn't work and is a stay at home mom who home schools her 2 children..The husband works and makes above the 3x the rent requirement..The problem is that she just told me she has an eviction on her record from 2005 or 2007...She didn't want to waste anyone's time if that would disqualify them...Any opinions???
