Do you have a crawlspace or slab on grade?

I just went through with this with cast iron from the 40s. Most of the cast iron was in good condition but some sections had cracks in them. Since we were exposing the subfloors we replaced all of it including the vent pipes. For 2 bathrooms and a kitchen including moving a plumbing wall, it cost us $8k.

If you have access to it now, i suggest doing it. It will help you sleep better at night. =)

Im currently doing a full gut remodel and have been lucky with contractors, they are referrals from real estate networking and from people I have worked with for a long time. I also get them in our local neighborhood facebook groups. I can recommend a plumber, framer, electrician. I know a tile guy in our local neighborhood that seems great, i just havent used him. Let me know what you need

A site plan with topo for a 30” high retaining wall? Sounds like a grading plan to me. I wonder if they require contour lines or just spot elevations.

I dont know the jurisdiction but it might be for the runoff like what Ryan is saying.

Of course do your own due diligence too with what you can pull from the jurisdiction’s website and see if you can use it in your favor.

With the rental demand in San Diego 2 months is insane! Unless it wasnt priced right or the questions from Dan. Im curious as to where your rental is..

I have met many PMs through meetups and networking but couldnt recommend one as I have not used one locally.

Shower head is probably from calcification. Could be as simple as replacing the shower head or the cartridge.

If I was renting and getting low water pressure from the shower head, i would bring it up to my landlord too.

If i was going to buy in todays market in SD, it would only probably be through creative financing (e.g. subject to or seller financing)

to get a better interest rate or terms and make the numbers work.

For the condo's, you could get a higher rent if it has its own bathroom. A couple of my buddies are renting out their spare bed and bath to traveling professionals (i.e. nurses/doctors) aka medium rental. Also take into your estimate the HOA's, those can kill your cashflow and prohibit you from doing STRs even if you can get a permit.

Im currently undergoing a rehab myself and had the same questions.

For flooring, miramar road has a number of stores, ive purchased about 1600 sq ft of hardwood from california flooring design center back in 2012 and its holding up pretty well.

Appliances, i always go to big box stores and try to get the 24 month interest free financing. If you are or know a vet you can get the 10% discount

Kitchen cabinets - i go to better cabinets on market st off the 805 - hardwood and soft close hardwares

I was going to recommend a plumber but looks like you have that taken care of.
