Hi bigger pockets. I have a rental in san diego area I'm tring to rent out with a property manager company named

Realty Management Group. And the agent name is Donna. I'm having a hard time getting ahold of her and the house has been on the market for 2 months now. I've never had to wait this long to get a house rented out.

What would you guys do in this situation?

Does anybody have any great property manager recommendations for the el cajon, la mesa area of San diego California?

2 months in San Diego is crazy.  I have never had a listing more than a few weeks.  In recent times (since Covid restrictions on showings were lifted), i have received a qualified application on the 1st day of showing every time.  

Either your price is too high, the PM is putting forth zero effort, or there is something significantly wrong with the unit. 

How did you set the rent?  Have you checked it with Rentometer, BP rent estimator, zillow?   Not these give averages for the area and I have seen some units with huge difference in value from each tool.  Your property could be better or worse than average which is why I mostly use these estimates as sanity checks   

What steps has the PM taken to rent the unit?  Is it listed on zillow?   FB market place?  Trulia?   Craigslist?   If you post via zillow rental manager, the listing gets pushed to a few rental sites (but not CL or FB Marketplace)

Is there anything significantly wrong with the unit?   Has it received an adequate refresh?   Is it on a highway?  Is in next door to comerercial?   Is the neighbor a hoarder?
