Like Bill said, if it wasnt properly capped, you would have smelled the mercaptan or something worse.

Fellow san diegan here! There’s a lot of in person and online meetups happening every week around the county. I suggest attending one or two and see which one you like.

You can be a single member LLC and have protection if you run it as a business. The so called veil can be pierced if you dont have the proper documents (e.g. operating agreement, meeting minutes, etc.) or co mingling of personal and business funds or assets.

Also the so called umbrella insurance should be called excess insurance since they will only pay after the limits of your main liability insurance has been reached, it wont protect like an umbrella if its raining liability.

Is the existing structure really defined a ADU by the city? maybe youre ok.
