@Andrew Davis thank you so much for your advice and especially for taking the time out to reply.  You mentioned the areas that are appreciating, do you know how I can find out if the Ocala area is appreciating. I've done some google researches and found that it is appreciating at a rate of 2.9% or so. but I feel like that is only true of a specific type of homes certainly not the 30k investment homes I have acquired.

Good morning friends at BP. I have a question on a deal I'm currently looking at, I'm hoping someone can help me figure out weather this would be a good deal or not. SFH cost is 50k I would like to offer 40k, I'm looking to purchase with a conventional mortgage. Rent will be 700 a month insurance is 850-900 a year give or take. Taxes are around 950 more or less. I may have to do some cosmetic work to the home estimating 5k. I've noticed these homes in Florida don't appreciate as well as other markets but I'm sure there will be some appreciation. Please provide some feedback. Thank you all.

@Richard Bradshaw thank you so much for connecting me to this discussion very nice of you. I'm looking into investing in the area. Can someone connect me with the realtor they are using. also I would love to connect outside of the discussion for more info. I invest mainly in Florida so getting into the PA market is a little scary wondering about snow storms and insurance.

@Nikki Grizzle CONGRATS!!!!!!!!!! that's amazing love your story what market area are you guys in??? just curious how much cash is needed to make a deal in cash. I have some cash and would love to invest but I really want to get my investment back in the quickest time possible.

@Shelby Pracht Absolutely amazing Shelby!!!! Congrats to you both. I think this is such smart thinking. I am extremely inspired to continue on my path sometimes I feel unmotivated because of lack of resources but your story gets me back on track. I'm 50% to my goal of retiring my fulltime job and becoming a full time mom with an amazing income. Thank you for posting this I hope to reach this goal quickly.

Hi @Jeff Bateman I'm an investor in Florida your question interests me a whole lot. So far Ive learned a lot here at bigger pockets and I have decided to use a conventional mortgage and start house hacking. I feel like its a safer way to go and its possible to do a few of these per year. Can you share with us how this works out for you. Id really like to get started in the next month or so. Robert im kind of curious to know who your working with, I thought your property was in Tampa I just read Ocala. I've been through a few realtors in the area and boy are they all different. Im also in NY and have been investing in Ocala for almost three years now.

Congratulations!!!! I own property in Ocala i always use a Realtor who charges only half a months rent. But I do know she charges 10% for property management. Also I manage my properties myself and to be honest in two years of managing them i think Ive recieved two calls, nothing that i couldnt simply Google or call my Realtor about and ask for a referral. Maybe you can find a good Contractor/handyman to have on call. That has helped me tremendously. Much success to you and feel free to reach out if you have any questions, Glad to help.
