Columbia county has a moratorium on multifamily right now, so you're not gonna find many small MF there. Richmond and Aiken county you'll be able to find some. I have a duplex in North Augusta that is doing stellar.

You should be good. Intent plays a big role. The new lender may ask questions but if you show them that you have a new job and that's why you had to move, I think they will find that acceptable

Chris M. Chris, thanks for the response man. However this loan would be for financing a flip. So I would only own the property for 3-4 months. I couldn't really care less about the interest rate, was just wondering how high the lender will let me bump the interest rate in exchange for them paying closing costs. I know VA and FHA have limits--what about conventional?

With a 80% LTV conventional loan for a non-owner occupied SFR, is there a limit to how much the lender can contribute to closing and bump the interest rate up?

I use erentpayment.com. Been happy with it. I make using it a stipulation of the lease
