Do 30. You can always pay it down in 15 if you want, a vacancy doesn't screw you as much, and your DTI isn't hurt as bad for future mortgages.

What're your average interest rates on your student debt? If its in the 2-4% range, then I would honestly pay the minimum and try to get properties. Paying down debt that has a 3% interest rate is the same as getting a 3% return on your money. In my opinion, and based on my units, you could do much better than that with real estate. I'd rather have properties giving me a 20-30% return in addition to the student loans at 3%. My $0.02.....

For that small a job, a contractor asking for money upfront is a huge red flag. I never pay upfront. Say you have a hard rule and explain that they have recourse (they know the address and can put a lien if you don't pay them), but if you were to pay them upfront they could disappear with no way for you to find them...

Yup. Just 1 year on the VA and you're safe. You just have to prove that you once occupied it as your personal residence then you'll be good. I don't know anything about Orlando rent regulations though

I cashed out my Roth IRA for REI and never looked back. Best decision I ever made. The two projects I've done has made me way more, way faster than the Roth ever would. And the snowball is starting
