This is the funniest thing. Just remember you are not asking them for $$$. You are giving them an opportunity to make $$$. We often do not want to ask our rich friends or family thinking that they will think less of you. If you have a great investment opp then why not share it with those that you want to do business with. Sorry the deal did not work. Great learning opportunity and I know your success is imminent.

Congrats on the acceptance. The banks are fun.. you must respond to them immediately and then they take their time. As far as the agent the brokers need to get involved if you feel it is affecting the deal. Otherwise just have to wait and see what is going on. Make sure your agent is sending an email EVERYTIME they call and the agent does not answer. Something like I just left you a message in regards to inspection on abc str. make sure there is a email trail.

My thought is this. Is this just a random act? Is it the neighborhood? Or was this person that attacked your tenant "related" to your tenant in anyway? If it is random then sympathize with them. Possibly send a card from PM. If it is the neighborhood then they should have known when moving in the way to protect themselves. Last but not least if they are "related" to the attacker in anyway either by blood or association they need to get out. Because the attacker will possibly victimize others as well and your tenant could very well be giving them access.

Since you are new I would make sure that you can get a buyer first if you do not plan on keeping it. Once you give it to title company someone will have to pay them for a title search even if it is a soft search. Make sure it is a deal first.

I would not get a realtor involved especially if you are not familiar with the process. Learn the process most realtors are not investor savvy so they could be more harmful then good. Plus why pay someone when you can do it and learn, (I am also a RE Broker) If you are nervous find your local REIA and ask the person who runs about the deal. (get it under contract before talking to anyone)

Congrats on getting started. I would like to say do not really use any of your money yet on "buying" Have you tried wholesaling? There is some great stuff on here about wholesaling and you can do it virtually if you think your market is to expensive.

I would also recommend looking into becoming a transactional funder. Have your money make money for you. Start at your local REIA and some funders are on this site as well.

Hi Thomas Congrats on getting started. Have you gone to your local REIA meetings? Also you can pull a list of most recent sales in the area see who fixed and flipped in the last 6months to see who in your area is currently doing rehabs. Talk to realtors and see who they recommend for rehabs. These are some ideas that may help you find your local rehabbers. I hope that this helps. Good Luck

There are many ways to do it. It all comes down to marketing and keeping your pipeline full. Some deals are funded, others are assigned and others can be partnerships. Depends on the deal and depends on what the end goal is. Hope this helps
