Ok do you own the first property free and clear? If so she could give you a heloc on the first property that you can use for your down payment and still get the loan (depending on your credit of course :) )

Not sure what the guy living for free has to do with any of this? Maybe you are planning on him managing both?

@Wilson Adams depends on what you are interested in? Check out buy and hold, wholesaling, multifamily. Since your wife is not yet on board I would stay away from rehabs to begin with.

Absolutely check out your local REIA's. that is what they are there for. Also check out everything on this site and check out youtube. Lots of info out there for you to research. Good Luck.

Make sure you can inspect the property whenever you want with 24hour notice. Or you can put in the lease that you will (or your property managers) will be changing the AC filter once a month or whatever. I would also do a NO PETS/SMOKING policy.
