I need a few recommedations for real estate agents that are investor friendly in the city of Memphis? I've been looking at Multi units online and I want to start since our multi aren't that expensive and I want to know if What's a quick way to see if a deal if a good one or just plain trash ???...

I'm currently starting up a new direct mail campaign and I'm from Memphis,TN and I need to know. What are the best zipcodes in Memphis, TN to add on my direct mail campaign that are recommend  for wholesalers in the City  of Memphis.Any suggestions would be greatly appreciated..!!

I spent over 5k last year throughout 8 months of the previous year. I thought I had a few leads but nothing was an actual deal.My question is what are some ways to seal the deal ,get more calls, and what can I do if I missed calls and the seller doesn't leave a message. I want to save whatever I make off my deals and invest in rentals. what are your opinions about my process of trying to land deals?

Gerardo Dominguez thanks for your response. I'm definitely thinking about taking the leap from employee to entrepreneur. I have ponder about my decision so long I just finally want to make one. I make great money but I don't want to work for anyone and I'll be throwing my career away. You made a great suggestion maybe I can find a middle ground a job that's has decent hours and pay. I've been interested in real estate for quite some time now and I've even invested in Direct mail campaigns but I've noticed I'm dragging more at work now because I feel as I need to quit my job because it's 12 hours a day and I'm not able to spend time on Real Estate like I want.If I leave my job less money for campaigns but if I don't leave my job I feel like I'll always miss calls and be unable to meet with sellers. What's your opinion? How would you handle this situation? I'm 27 and want to be successful in real estate...
