@Jacob Sherman

Thanks for answering. I have not contacted the title company. So far this just an idea as the next property I plan on buying is going to be directly from the owner.

@Liam Naughton

Thanks, I appreciate the information.

If there are multiple next of kin’s would all of them need to agree to inherit the property. In this case two parents deceased. Looks like they have children and step children.

How does one go about purchasing a property from deceased owners? The Owners have been deceased since 2020.

@Celine Wang

Are those charges in the lease?

@MIke Brady

Hi Mike,

It’s hard being a first time homeowner. What makes it harder is Living in imagination and making assumptions can cause great distress to someone’s well being. Remove the emotional thinking out of it and have a solution to the problem. Hope this helps.

@Henry Clark

Buyer is illiquid so thinking of ways to extract value by moving through loops.

Current situation is:

Buyer (retired developer) has a raw land P&S agreement he obtained from a partner years ago who is now deceased. However, buyer has a probate decree through the municipality to purchase the land. Cost to purchase the 4.3acre is $120k. Over a year ago BPO was about 600-700k. Buyer also needs around 60k to do the rest of the engineering work. Issue is getting financing to get the land shovel ready which can bring the value upwards. Buyer has done some work on the land. He has an approved jurisdictional determination through the US Army Corps of Engineers. The Town of Norwich, CT has approached it for 40 units affordable housing. I have some docs available including the executive summary on the project if you are interested. Thank you!

Is it possible to purchase raw land directly from a town/city where they own the land?

Can you finance the land through them directly you instead of going through a lender?
