I have a seller finance deal in inverness. 10,000 down 40,000 full price. No interest. its a 2/2 it could be a 3/2 one room dont have a closet. Its on a little over 1 acre of land . No rehab. It does need a dumpster for all the left items of the home owner. 365 a month/ taxes a year are 200

I don't no to much about trailers but know you can wholesale them..How?   just a basic purchase agreement  and a bill of sale.

Im a local wholesaler in Rhode Island looking for discounted wholesale deals.  As you probably no, im getting lots of no no no.  As I payed for the leads that call my phone I was wondering if there was anyone that does wholesale lease options, lease options, seller finance, sub to, short sales deals that would get these creative deals done with me.  I would like to give 2 offers to the seller with confidence.  Thanks BPRI!

So I heard you could WHOLESALE seller finance deals.  Would you use your same purchase and sale agreement.  Than create a note for the balance of the loan, and add in any balloon payment dates that are due?  I am talking about just putting the house under contract on seller finance terms, and selling my contract to a buyer that is willing to take my position.  I like this idea for the fact that if the seller doest like your all cash offer than you have a 2nd offer on the table for them.

@Bill Campbell I been sending out mail to providence county, and in Florida. Im getting alot of hell no which is ok its al numbers game. Alot of people are saying no to my cash offer but im having lots of people want to seller finance deals which you can assign so thats what im in the process of trying to do with a couple of my leads. Stay in touch. Im always down for a JV. My budget is not huge im sending out 1000 postcards a month. Wish you success.

Once you sign the contract is up to you if you want to raise the rent.  I'm doing a walk threw of the property Monday.  I'll send you lots of pictures along with concrete terms if you like.

He wants 80. The seller asked me if the lady cod stay.  She pays on time is what I'm told. built in 1982. She pays 650.  I believe that can be raised to 750.
