The one I'm working on right now is hernando a 3/2 arv is 82k .... wants10-20k working on getting that lower 350 a month no interest.   All principal.  Rented out to a older lady. Needs no work.  Paint in carpet when tenant moves out.  

Also one in Inverness but that one is a trailer converted into a house.

I m moving to the citrus county florida area.  I am doing some direct mail as I am a wholesaler and I wanted to reach out and see if there are any biggerpockets members in the area.  Citrus county includes inverness, Beverly Hills, Black Diamond, Citrus Hills, Citrus Springs, Crystal River, Floral City, Hernando, Homosassa Springs, Homosassa, Inverness  Lecanto.  I havent found a wholesale deal there yet.  I do have alot of seller finance deals on deck.  How is this market?

I have a seller that is a future p.r.  The owner to date is willing to sell.  The owner had been in a nursing home with a brain tumor for 5 years.  Is there any loop holes where they could sell the house.  Maybe put the house in a trust? Any suggestions are welcome.

What city your going to market to.  Make sure there is a lot of cash transactions in the area your thinking of investing in.  Get a Google voice number that is the same as the city your marketing to.  You could find the cash transactions by a agent or a payed service like find cashbuyersnow.com. Send your mail out.  Hire a property inspector for 40 bucks to take photos and have a inspector fill out a form that you create.  This doent need to be a offical inspector. You will talk to the sellers.  You could send the contract through mail or hellosign. You could have the inspector or boots on the ground person meet with the buyers and have them get that assignment contact signed.

I never did this but I got a friend that runs the business like this. There's a lot of ways to skin s cat with the virtual stuff.  If you listen to the podcast with mike Nelson he has a whole different way of doing business.  One thing you need is someone in that area.  Partner or paid by job worker.
