Maybe it was not such a great deal. IMHO The best deals this far long after Sandy are found by seeking them out and using your own boots on the ground finding deals before they hit the open market. Of course best to have cash in hand.... The deals in Ocean Monmouth Middlesex NJ are out there but again they will not fall from the sky onto the laps that wait. 

Anyone care to share info re:the Hamilton twp NJ area. I am seeking "heavily distressed" (not just paint and carpet, see my profile) first time home buyer type properties throughout Mercer county and north west Burlington counties NJ. SFH as in free standing homes are what I seek (no condos or town homes). (No D or F neighborhoods). If you care to share please message or email me.

Sure they may have "Dated" issues re code compliance but if you know the costs to bring them up to standard and build the upgrades into your purchase price why not! Tons of deals in T-River just make sure you know the sub divisions you are purchasing. IMHO stay away from town homes, condos and anything close to flood zones except if you have the cash to raise homes on the water.... I had done quite well in T-river in the past but now working in other areas.....

@Gregory H.. I will research that community and pm you my $, ratios and %'s. That said I am a heavy construction contractor so I seek Value in doing full rehabs on heavily distressed properties. 

Looking to connect with fellow BP members that are doing B & H's in some of the resort communities in the Northern Poconos (Rt 80 north even above Rt 84). I am looking to do vacation rentals... I invest in like same here at the Jersey shore but my guests are seeking experiences in other locations like the Poconos.
