There are risks in every deal. It is your job as a REI (IMHO) to suppress the risks best you can in every deal no matter how it is procured (Friend, REO, MLS and etc.) Some ways to do so are through inspections, contracts, Title insurance and etc. I have picked up many REO's after being put back on the market after another has walked away.

I agree with @Ayodeji Kuponiyi Read and view all the info here on BP you can and do it over again. Then join your local REIA. Then get some local mentors. I promise you that you are not alone here.

Be patient, new rules from CFPB can put a damper on double closings. Make sure you use a reputable and forward thinking title insurance firm. Confirm from the beginning they have the capabilities to make it happen... Best of luck

Interesting, I have interests in Fawn Lake and Shohola. We have just started our search in Masthope (Big Bear). 

Family has been investing in Poconos for a long time. It is very cyclical IMHO. I just like the area to relax in once in a while but my efforts pay much bigger dividends in NJ as Flipper.

"Control" That is what investing in real estate is about in my book... HOA's rule the roost in most cases (NOT ALL) hence they can control a lot that is often out of your control. Free standing multi's are a great way to start out investing...

I would ditch the condo if you can at least walk away with out harm and seek other RE investments... That offer more control..
